An apartment for letting lives a different life from a home you live in yourself. Guests change every few days, the property has to be quick to clean, look great in photos and stand up to wear season after season. Here is what we build into projects like these.

Layout: more beds without feeling cramped

The key question is how many guests the apartment can sleep. An extra bed can often be gained through well-thought-out zoning: a sofa bed in the living room, a second bedroom with two single beds, a loft bed in the children's room. What matters is keeping clear walkways and room for luggage.

Materials that will survive the season

  • Porcelain tiles instead of laminate in areas exposed to sand and water.
  • Washable paint and wall panels in the hallway and beside the beds.
  • Kitchen worktops and fronts made of hard-wearing materials.
  • Upholstery in practical fabrics, ideally with removable covers.
  • Quality hardware: hinges and runners that will not work loose over the summer.

Storage and the small touches guests appreciate

Guests need somewhere to put their suitcases, hang their clothes and leave their beach things. Built-in wardrobes, hooks by the door, a place to dry towels, sockets by the bed and good blackout in the bedroom are details that show up in reviews straight away.

Lighting and photos

It is the photo that sells the listing. A carefully planned lighting scheme, with general lighting, niche lighting and wall lights by the bed, makes the interior feel cosy both in the evening and in pictures. A calm palette with one or two accents looks more upmarket and does not tire guests.

How we help

We design the interior around how the apartment will be let, carry out the renovation with our own crews, make the fitted furniture and fully equip the apartment with everything it needs, right down to tableware and textiles. The result is a property ready for its first guests.
