You can buy expensive tiles and Italian furniture and still end up with a problematic renovation if the work was done in the wrong order. The sequence of stages is the foundation of quality. Here is how it looks at our studio.
1. The design comes first
Before building work begins, the measurements, layout and working drawings must be ready: where the sockets and switches go, what lighting there will be, where the pipes run and how the tiles are set out. Otherwise decisions are made on the fly, and that always means rework.
2. Demolition and preparation
We remove whatever is not needed, clear away the rubble, protect windows and doors, and mark out walls and partitions according to the design.
3. Services: electrics and plumbing
We chase the walls, run the cables, assemble the consumer unit, lay the water and drainage pipes and install in-wall frames for wall-hung sanitaryware, plus underfloor and wall heating if required. This work is hidden afterwards, so it is always done strictly before finishing.
4. Screed, plastering, drywall
We pour the screed, level the walls using plaster beads, and build drywall boxing, niches and ceilings. In wet areas we use moisture-resistant boards. It is important to let the screed and plaster dry: rushing at this stage leads to cracks.
5. Waterproofing and tiling
In bathrooms we apply waterproofing, then lay the tiles. Large-format porcelain tiles need a perfectly flat substrate and a levelling system, which is what gives thin, even joints.
6. Finishing
Skimming, painting, decorative coatings, floor coverings and skirting boards. Then the doors.
7. Furniture, lighting and handover
We install the fitted furniture and kitchen, assemble factory-made furniture, hang the light fittings, fit the sanitaryware and add textiles and décor. The final step is cleaning and a handover against a checklist.
When a single team handles every stage, no one passes the buck: if the electrics need adjusting during tiling, it is sorted out within the studio, not at your expense.
